PAYMENT AND LEGAL INFORMATION

LEGAL

All our properties are sold on a leasehold basis. The lease period is 75 years (renewable for a further 24 years) for Ghanaians and 50 years (renewable for a further 49 years) for non-Ghanaians. We encourage purchasers to obtain independent legal advice on the detailed terms we offer.

PAYMENT TERMS

CASH PURCHASERS

Once you have selected your house and plot, we shall require payment of a non-refundable deposit of 5% of the price in order to reserve the property for you.

Building From Scratch	30% deposit (which includes the 5% reserve deposit)
	30% after roofing

	10% on handing over
Already existing structure	40% deposit (which includes the 5% reserve deposit)

MORTGAGE PURCHASER

Buyers are free to negotiate mortgages with financial institutions of their choice.

Akuaba Estates Limited cooperates closely with the Home Finance Company (HFC.) HFC offers a maximum mortgage of US$120,000. This implies that buyers obtaining mortgages from HFC for purchase of the more expensive properties will have to make an additional lump-sum down payment.

ADDITIONAL CHARGES

Legal charges and the cost of installing electrical and water connections and the supply of refuse bins, including our handling charges; will attract an additional charge of US$3,150. We charge US$100 to install a drying line in the back garden.

**When the premises are occupied

Amounts quoted in US$ are payable in cedis at the forex rate ruling on the date of payment.

Residents with meters will be billed directly by the utility companies for the supply of water, electricity and telecommunications.
